Prepare your file
PropMatch accepts Excel (.xlsx, .xls) or CSV files. Your file must have at least 4 columns in this exact order:

⚠ Column order matters. Additional columns after D are ignored.

Select a county
Choose the county where the properties are located. Currently Miami-Dade is available, with Broward and Palm Beach coming soon.
ℹ Each county uses a different database. Make sure to select the correct one for accurate results.

Upload your file
Drag and drop your file into the upload area, or click to browse your computer. Once uploaded you will see the filename and size confirmed. Toggle "Skip first row" if your file has a header row.

Search properties
Click "Search Properties" to start. PropMatch will group your addresses by building, download the property data, and match each unit. Watch the progress in real time in the log window.
✔ PropMatch automatically tries spelling variations of street names (AVE / AVENUE, TER / TERRACE) and ordinal suffixes (164 ST / 164TH ST) to maximize matches.

Review and download results
When the search is complete, results appear in a table. Each row is marked with a status:
✔ matched — owner data found ✗ not found — no match in the database
Download your results in Excel (.xlsx) for formatted output, or CSV for use in other tools.

Frequently Asked Questions

Why are some units showing as "not found"?
This can happen when the unit format in your file differs from how it is stored in the county database (e.g. F-112 vs 112-F), or when the property is not yet recorded. PropMatch automatically tries multiple unit format variations to minimize this.
How current is the property data?
Data comes directly from each county's public Property Appraiser database in real time. However, recent ownership changes may take several weeks to appear in the public records.
Is there a limit on file size or number of rows?
There is no strict row limit, but very large files will take longer to process since each unique building requires a separate query. Files with many rows sharing the same buildings process quickly due to caching.
Is my file stored on your servers?
No. Files are processed entirely in memory and are never saved to disk. See our Privacy Policy for details.
Can I use PropMatch for counties other than Miami-Dade?
Not yet. Broward and Palm Beach County support is currently in development and will be available soon.
